Do lofts in a downtown historic building need approval for outside work?
Sometimes. Buildings in the Main Street Market Square Historic District fall under the city’s historic preservation rules, so changes to a building’s exterior can need a Certificate of Appropriateness from the Houston Archaeological and Historical Commission. Planting and container work usually does not, but your condo board or HOA may still want to sign off. We check both before we start.
Does downtown Houston flood, and how do you handle drainage?
Parts of it do. The northern and western edge of Downtown, near Buffalo Bayou and the Theater District, took on water during Hurricane Harvey in 2017. On ground-level courtyards we regrade and add drains to move water toward the street. On rooftop decks we build in slope and drainage mats so water clears fast and does not sit on the membrane.
